The impact of pandemic on the real estate market
The global health crisis has led to significant changes in the real estate field, altering the dynamics of purchase and sale of properties. During a recent forum in Cambrils, Marc Torrent, director of the Association of Promoters of Catalonia (APCE), stressed that the demand for housing has experienced a remarkable increase, especially in privileged areas such as the coast. Through its observations, Torrent said that real estate transactions in the province have promoted 2,500 per quarter in 2017 to 4,000 in recent years.
COSTEAN AREAS: THE GROWTH ENGINE
Growth in the sector has been driven by coastal regions. Compared to the data of 2023, 2024 showed a 30% increase in the purchase of properties in the Vendrell, 24% in Torredembarra and 16% in Tarragona, resulting in a total of 15,228 transactions throughout the province.
Sales classification on the Costa Dorada
When analyzing sales on the Costa Dorada, Tarragona is positioned as leader with 1,995 properties sold, followed by Salou, which recorded 1,277 transactions. Despite not being located on the coast, Reus occupies the third place with 1,256 sales, showing the attractiveness of the region beyond the coast.
The main actors of the sale
Baix Penedès has also stood out in the ranking, with Calafell in fourth place (960 sales) and the fifth sell (949). Cambrils approaches Top 5 with 890 transactions. In the last places, we find Mont-Roig del Camp (638), Vila-Seca (517), Torredembarra (453) and Cunit (423). If all municipalities are included, Tortosa would be located in the tenth position with 430 sale.
New constructions: a remarkable increase
Among the new construction properties, the Vendrell stands out with an increase of 346%, followed by 76% in Torredembarra and 120% in Salou. However, many other locations have negative figures, indicating a more significant increase in second -hand housing sales.
Key factors behind growth
Marc Torrent analyzes that the increase in the Costa Dorada is due to two main factors: the expansion of teleworking and the growth of family tourism. In addition, a change in the concept of housing has emerged, where the properties are not exclusively for the first residence. Torrent mentions that there is a phenomenon of migration and residential coexistence, where homes are used more equitable between first and second residence.
