Reactions to the addition of 131 new municipalities to the Generalitat’s map of tense areas to regulate the price of rent. Of these, eight are from Alt Empordà. These are Cadaqués, Castelló d’Empúries, l’Escala, Roses, Llançà, Sant Pere Pescador, Peralada and Vilafant. Many municipalities were unaware of the decision and others have celebrated it.

Llançà: Discontent for the lack of consultation

The mayor of Llançà, Núria Escapanter (Junts) expresses her displeasure because they have not been consulted about this decision. Escapanter considers that they should have been informed beforehand and sees this measure as an imposition. However, he recognizes that the regulation of rental prices is positive to avoid excessive prices.

Castelló d’Empúries: Support for the regulation of rental prices

The mayor of Castelló d’Empúries, Anna Massot (ERC), believes that regulating rent prices, especially for large tenants, is important to guarantee accessibility and justice in the housing market. Massot sees this measure as a good option to address the social problem of access to housing in the municipality.

This expansion of the map of tense areas comes a month after the entry into force of the rent price regulation in 140 municipalities in Catalonia, including Figueres.

The new rental contracts of the municipalities included in these areas cannot exceed the price of the last contract in force in the last five years, with the application of the annual contract update clause. In the case of large holders, the rent cannot be higher than the reference index of the rental price. The municipalities affected have more than 2,000 inhabitants and meet the requirements established by the state law for the right to housing.
