Increase in the Average Rental Price in Catalonia

During the first quarter of 2024, the average rental price in Catalonia has experienced a significant increase of 6.9%, standing at 868.85 euros. This data, based on Incasòl rental bonds, reflects a more moderate increase of 1.7% compared to the fourth quarter of 2023.

Price variation in the Central Regions

Highlighting the central regions, Alt Urgell and Berguedà have experienced the greatest increases, with growth of 13.6% and 7.4% respectively. Other counties such as Anoia, Bages, Cerdanya, Solsonès and Moianès have also seen prices rise, although more moderately. In contrast, in Lluçanès prices have experienced a reduction of 9.3%.

Average Rental Prices by County

The region with the highest average rental price is Cerdanya, with 703 euros, followed by Moianès (590.4), Alt Urgell (565.5), Anoia (562.5), Bages (544 ,4), Lluçanès (480.7), Berguedà (459.7) and Solsonès (442.4).

Trends in Barcelona and Other Regions

In Barcelona, ​​the capital, rental prices have experienced an increase of 9.7% in one year, reaching a new historical high of 1,193.41 euros. At the level of contracts, despite a reduction of 9.8% in relation to the previous year, a growth of 15.2% has been observed compared to the fourth quarter of 2023. At the level of counties, Alta Ribagorça and the Aran Valley are the ones that have led the increase in rental prices.

Number of Rental Contracts

The number of contracts signed in Catalonia has experienced a decrease of 5.4% in the first quarter of 2024 compared to the previous year. At demarcation level, all have registered year-on-year decreases, except for the demarcation of Lleida, which has seen an increase of 3.9% with a total of 1,660 contracts. The counties of Barcelona, ​​Girona and Tarragona have experienced reductions in the number of contracts signed.
