Impact of Pandemia in the Real Estate Sector

The effect of pandemic has led to a significant change in the dynamics of the real estate market, especially on the Costa Dorada. In a recent debate in Cambrils, Marc Torrent, head of the Association of Promoters of Catalonia (APCE), he explained how trends have evolved. “After the health crisis, we have observed a significant increase in interest in coastal areas,” he said.

Chiefs that speak: Growth in transactions

Statistics corroborate this change, with a leap in the sale of real estate in the province, which has gone from 2,500 quarterly transactions in 2017 to 4,000 in recent years. This increase is especially notable in the coastal regions, which have been the engine of this trend.

Specific data from counties

In comparing the data of 2024 with those of 2023, Vendrell stands out with an impressive 30% growth in homes, followed by Torredembarra with 24% and Tarragona with 16%. In total, the province has registered 15,228 transactions.

The Costa Dorada leaders in purchased

On the Costa Dorada, Tarragona stands out as the municipality with the most transactions, with 1,995 properties sold, followed by Salou with 1,277 and Reus with 1,256. Interestingly, Reus, without direct access to the coast, has managed to stay in the ranking thanks to its attractiveness.

Classification of transactions

The Baix Penedès has also positioned himself strongly, with Calafell and El Vendrell occupying the fourth and fifth positions respectively. Cambrils, with 890 sales, stays at the gates of Top5.

Trends in newly built homes

One of the most interesting aspects is the growth of new homes. Specifically, El Vendrell has seen a 346% increase in this sector, while Torredembarra and Salou have experienced increases of 76% and 120% respectively. However, many other municipalities have reported decreases in new construction, with a greater approach to the used housing market.

Key factors in increasing the Costa Dorada

According to Marc Torrent, two are the keys that explain this increase: the popularization of teleworking and the family tourism model that characterizes the region. However, it is important to emphasize that new homes are not exclusively used for the first residence, but new models of coexistence are being developed.

A new residential paradigm

Torrent emphasizes that the current model of residence has evolved. “We now see a combination of migration and coexistence, with many buyers who use their properties as alternate residences, instead of the traditional concept of first and second residence,” he concluded.
