Postponement of the publication of the rental price index
The Ministry of Housing has taken the decision to postpone the publication of the benchmark rent price index until at least Friday. This measure, which was to be effective from tomorrow, will not be made public in the BOE until at least Friday. This postponement has been justified by the Ministry arguing the need to enable 24 additional hours to answer all the questions raised by citizens and institutions, as well as to wait for the queries that have been registered in other areas other than the same ministry, such as the carried out through the autonomous communities.
Implications and Reactions
This postponement has generated various expectations and reactions among players in the rental market. While the period for public consultation on this new state scale ended today, the Ministry’s decision has surprised both entities that fight for the right to housing as well as real estate companies and owners. However, ministerial sources point out that the Secretary of State plans to sign the resolution today for publication in the BOE, which would not take place until at least Friday.
On the other hand, the Spanish government has recalled that once the index is officially published, Catalonia will be able to process the declaration of stressed areas. So far, the Generalitat is the only regional government that has requested its application.
It should be noted that last June, the Government expanded from 60 to 140 municipalities to apply these indices, covering a population of 6.2 million people and 80% of the total Catalan population. This measure received criticism from the real estate sector, such as APIs and developers, who consider that the limitation of the rental price will not contribute to reducing the amounts of the rents and will cause the withdrawal of homes from the rental market, increasing even more plus the prices.
