New regulation in 140 Catalan municipalities
A new rent price control measure has started to be effective this past weekend in 140 towns in Catalonia, including Tremp and Sort. These places are considered areas with an active residential market according to the Department of Territory of the Generalitat, and concentrate most of the population.
What does it mean to be a stressed area?
A stressed area is that area where there has been a constant increase in rental prices during recent periods. A large holder is that person or entity with more than 10 homes or a built surface of more than 1,500 square meters. Owners with 5 or more properties in stressed residential areas are also included.

The reference index is a public tool for estimating the rental price of a property in a location and with specific characteristics. This index can be consulted online by location or cadastral reference.

It is essential to check if the property is in a stressed area before signing a rental agreement. If so, the price will be conditioned by the type of owner and pricing based on the benchmark. Otherwise, the price will not be subject to restrictions.
