An overview of the rental market in Catalonia

The rental landscape in Catalonia has experienced constant growth, with prices increasing significantly. However, there are still areas where it is possible to find more accessible offers, far from the average price of 21.6 euros per square meter that prevails in Barcelona.

Manresa: the cheapest option

According to Idealista’s July report, Manresa stands out as the cheapest municipality to rent in Catalonia, with an astonishing rate of just 8 euros per square meter. This figure contrasts markedly with the prices in the big cities.

Other municipalities with affordable prices

Outside the province of Barcelona, attractive options can also be found. Lleida offers rents at an average of 8.4 euros/m2, while Reus has rates of 8.5 euros/m2. Other localities such as Vendrell (€9/m2), Vic (€9.4/m2) and Vilafranca del Penedès (€9.7/m2) are also alternatives to consider.

The Spanish capitals and their price increase

Nationally, the capitals have seen a significant increase in rental prices, with an average increase of 10.4% compared to the previous year. Cáceres stands out with an increase of 18.9%, followed by Palma (18.7%) and Valencia (17.6%).

Barcelona and Madrid: the record for the highest rents

Barcelona remains the city with the highest rents, with a rate of 21.6 euros/m2. Madrid follows closely with 19.8 euros/m2. Other cities such as San Sebastian, Palma and Malaga also have high prices, while capitals such as Zamora, Ciudad Real and Ourense offer much cheaper rates.

Reflections on the future of renting in Catalonia

With the current market situation, it is clear that access to housing in Catalonia will continue to be a hot topic. More affordable options like Manresa could be a viable alternative for those looking for financial stability in an increasingly competitive market.
