Measures to deal with the tension in the real estate market

Catalonia has been affected by the increase in rental prices, causing many families to allocate more than 30% of their income to this expense. In response to this situation, the Government has expanded the list of stressed areas where rent prices can be limited, including municipalities such as premium.cat. This measure will cover an area where more than 7 million people live, 90% of the Catalan population.

Requirements and limitations

Municipalities with more than 2,000 inhabitants that meet the requirements established by the State Law for the right to housing, such as families devoting more than 30% of their income to rent, will be able to apply this limitation. In addition, the rental or purchase price of housing must have experienced a cumulative increase of at least 3 points above the CPI in the last five years.

Processing procedure

The Department of Land is confident that this measure will be effective from July. The municipalities affected, such as premium.cat, must follow a procedure that includes a public information period of twenty days for the presentation of allegations. Subsequently, the analysis will be carried out and the final resolution will be notified to the Ministry of Housing and Urban Agenda for publication and entry into force.
