The reality of the Catalan real estate market
A new report by the real estate agency pisos.com reveals an alarming situation for young Catalans: access to housing has become a luxury that many cannot afford. With an average rent reaching 1,190.7 euros, young wages fall short, with an average salary of 1,050.77 euros per month, leaving a worrying difference of 140 euros.
The impact of exorbitant prices
This discrepancy between income and housing prices is not just a Catalan problem. In the Balearic Islands, Madrid and the Canary Islands, young people are also forced to spend most of their wages on rent. The average prices in these markets are high: 1,615.35 euros in the Balearic Islands, 1,556.34 euros in Madrid and 1,149.3 euros in the Canary Islands.
The situation of youth emancipation
According to the Youth Emancipation Observatory of the Youth Council, the trend is clear: most young people are forced to stay at home with their parents, despite having a stable job. This reality causes not only a limitation in emancipation, but also a decrease in the birth rate and in the purchase and sale of homes.
Comparison with other autonomous communities
Not all autonomous communities present the same situation. Regions such as La Rioja (390.99 euros), Castilla y León (453.6 euros) and Extremadura (462.6 euros) offer more affordable rents, contrasting with the difficulties experienced by young people in big cities.
An alarming trend
The data at the state level are also worrying, with an average rent for a 90 m² flat amounting to 1,062.9 euros, exceeding the average salary. This situation is encouraging more and more young people to choose to share homes, a necessary solution in the face of rising prices.
Reflections on the future
In the current landscape, access to housing for young people remains a monumental challenge. Without significant changes in housing policy and price regulation, this situation is likely not only to persist, but to worsen, leaving new generations with limited options and an uncertain future.
