An overview of rental prices

During the third quarter of 2024, the average cost of renting in the Vallès Oriental region reached 753 euros. This figure, published by the Catalan Housing Agency, indicates a small increase of 1.80% compared to the same period of the previous year. However, if compared with the first two quarters of the year, a slight decrease in the average price in the region can be observed.

Trends in key municipalities

The changes in rental prices are not uniform in all municipalities. Localities such as Granollers, Montmeló and Sant Celoni show stability in their prices, despite being included in the tight market list since March. In addition, 13 more municipalities were added to this classification in October, raising the total figure to 28 of the 39 municipalities in Vallès Oriental.

Municipalities with falling prices

A total of 10 municipalities have experienced a decrease in rental prices during the third quarter compared to the same period last year. Aiguafreda and Sant Fost de Campsentelles are the ones that have suffered the most significant drops, with a drop of 17.4%.

Locations with rising rents

In contrast, municipalities such as l’Ametlla, Sant Esteve de Palautordera and Vilanova have seen a notable increase in their rental prices, with increases ranging between 11% and 31% compared to the third quarter of 2023. These locations have recently been added to the list of tight markets.

Real estate agent perspectives

Real estate agents such as Fincavi and Finques Marcel have pointed out that, despite the regulation of rents, the actual impact on the market is minimal. Josep San Narciso, of Immobles San Narciso, expresses a worrying view of the market, describing it as ‘completely uncontrolled’.

The impact on families and young people

The economic situation has forced many families to look for alternatives, such as social rentals, to cope with the difficulties. Organizations such as PAH Baix Montseny have noticed an increase in inquiries related to rental problems, often linked to the temporary nature of contracts and the increase in mortgage interest.

Young people looking for solutions

Young people in Vallès Oriental are particularly affected by this situation, as many have to share a flat to be able to afford the costs. Bel Miralles, 24, explains that although her town has seen a drop in prices, the lack of supply makes finding affordable housing a constant challenge.

Experiences of young couples

On the other hand, Aina Bericat and Toni Miralles, a young couple, have managed to settle down together after half a year of searching. Their job stability has helped them overcome the barriers that often prevent young people from renting, demonstrating that togetherness can be a favorable factor in such a competitive market.

Final thoughts on the rental market

With a rental landscape that continues to be complicated, it is clear that solutions must be innovative and adapted to the needs of different social groups. The reality of Vallès Oriental reflects the difficulties of accessing housing, and it is crucial that effective measures are sought for all those affected by this crisis.
